The Property Tax Appeal Process

Research, analysis

Engage an Agent

Last year, we assisted our clients in reducing their appraisal values by an average of 9%. We encourage you to sign up with us as early as possible to allow ample time for us to receive your appraisal notice, carefully review it for any discrepancies, and promptly initiate the appeal process. Leveraging our expertise, we will analyze your property, compare it to similar properties, and work to ensure a fair and accurate valuation.

Value Notices

In April, the Appraisal District typically distributes the majority of valuation notices for all property types. While notices for non-homesteaded properties may continue to be issued through May and June, single-family residence homesteads are required to be sent out in April. Please note that all property valuations are effective as of January 1st each year, with the exception of certain inventory appraisals.

Property Review

Upon receiving your notice, we will conduct a thorough analysis by generating comparison reports that evaluate similar properties in your area. Additionally, we will assess current market trends to understand how properties like yours are performing in the marketplace.

When to File an Appeal

If it is determined that your property has been overvalued, Grant Group PTC will handle all necessary paperwork with the Appraisal District (CAD). This includes exercising our fiduciary responsibility to represent you, submitting your opinion of value, requesting the evidence used to determine the current valuation, and providing any additional information as required.

Our Responsibility

Grant Group PTC will represent you in both the informal meetings and formal hearings. Initially, we will meet with the appraiser who conducted your property valuation to address any concerns regarding the comparisons used. Our goal is to work collaboratively to reach a resolution that meets our clients' best interests.

We Will Fight for You!

If a direct settlement with the Appraisal District (CAD) cannot be reached, your property tax consultant will present evidence to the Appraisal Review Board, outlining the reasons why the property value should be adjusted. Once a decision is made, an Appraisal Review Board Order of Determination will be issued and mailed, confirming the certified value.

After the ARB, Now What?

If the Appraisal District (CAD) agrees to settle your account and a signed agreement is reached with the appraiser, that value will be considered your final assessment for the year.

If the Appraisal Review Board determines your property value, we can review it once more after all values are certified in July. This allows us to assess the potential need for arbitration or litigation regarding your property. You will still receive a tax notice reflecting the certified value; however, if any changes occur as a result of arbitration or litigation, you will receive a refund from the County.
